Home Network Setup / Guidence and Advice

G'day all,

This has been a small issue of mine for a while, I have looked into the multiple different ways to setup my home network and have come to a point where i cant decide which is the best for my situation.

What Im asking for is advice to fully complete the setup and names for the products, hubs, switches, whatever required.

What is where...

to make it easy i quickly did up a drawing so you can see everything that needs connectivity.
see attached JPG.

Constraints...
*1 The incoming ADSL enters via a point in the middle of the kitchen wall. (completely useless spot)
- I can install my 4port wireless modem router on the fridge here. but I'd prefer not to.
*2 this is a rental property, so i can't go making holes in the walls or installing "new" points.
However I'm open to running some shielded 2 pair or cat5e along side the power cables (Room 1) or TV coax points (Room 2) in the walls and just changing the plates to add an RJ45 point
*3 I'd prefer not to have any cables running along the floor to the rooms.

Endstate...
Full connectivity throughout.
Nil issues with data sharing
Speed of sharing to enable media streaming. (NAS to devices and TV)
No real constraints on Cost but still have to be realistic and reasonable.
